Prevention Care

Pest Control

Checking and removal of rodents and bugs. Prepares bait and traps if necessary. This is completed quarterly.

Water Damage and Leak Inspection

Plumbing inspection and repair all through out faucets, toilets, ceilings and walls.

Shower Caulk Grout Inspection

Regular inspection of shower caulk and grout to ensure clog-free drainage.

AC and Furnace Filter Replacement

Air filter replacement is done every three months to ensure clean and fresh air.

Smoke and Carbon Monoxide Detector Inspection

Keeping a functional battery installed. This test is done in a monthly basis.

Roof and Gutter Cleaning

Ensuring that everything is dry and in good shape. This is done twice a year.

Door and Window Lock Inspection

Carry out home air pressure to test air leaks around windows and doors.

Sanitary Inspection

Making sure that tenants are responsible for taking out trash regularly to ensure clean and odor-free property.

Quarterly routine maintenance

  • HVAC (Heating, Ventilation and Air-Conditioning) or furnace filters replacement every 2 to 3 months.

  • Cleaning of range hood filters.

  • Checking salt level to extend major appliance life — from the dishwasher, water heater, washing machine, and more.

Biannually routine maintenance

  • Deep cleaning of appliances, windows, lighting, and every crevice and corner.

  • Test the pressure relief valve on the water heater. This prevents corrosion—protecting leaks and helping it run efficiently.

  • Battery replacement in smoke/carbon dioxide detectors in every daylight savings time

  • Keeping the vacuum refrigerator coils clean to keep it running efficiently.

Annual routine maintenance

Spring and Summer Outdoor

- Roof inspection. Ensure that shingles are in good condition against debris or breakdown. As well as. keeping an eye for nail pops and probable leaks.

- Damage Screen Replacement (if damaged) to make sure bugs can’t get access into our rental homes.

- Keeping door and window locks secure for tenant’s safety.

- Cleaning of Exterior Vents to ensure proper clearance and airflow of bathroom vents, exterior outlets, and range vents.

- Cleaning of Gutters – to ensure water flows freely and away from the base.

- Cleaning of HVAC from AC coils, check belts, and replacement of air conditioner filters .

Spring and Summer Indoor

- Testing of Emergency Alarms to make sure it’s in good working order.

- Testing the Thermostat to ensure accurate reading.

- Attic inspection to avoid pest infiltration of the rental property.

- Basement Ventilation checking to prevent mold growth and installation of dehumidifier to keep the rental home clean and dry.

- Pipe inspection. Making sure that pipes are property sealed to avoid leaks.

Fall and Winter Outdoor

- Roof Damage Inspection. Removing fallen leaves or debris and checking the surface for soft spots. Additionally, look for signs of mold or water damage around windows and door frames.

- Gutters Clean Up. Removing any debris. Applicable for units that are surrounded by certain types of trees such as pines.Gutter cleaning may need to occur every few months.

- Outdoor faucet and hookups. Turning off the outside water supply to ensure no water that could possibly freeze and burst.

- Chimney Cleaning. Reducing the risk of carbon monoxide poisoning and fires.

- Snow Removal – We planned this task early to ensure safety. We have reputable vendors to do the job quickly once winter hits.

Fall and Winter Indoor

- Prevention of Frozen Pipes. Making sure that pipes are covered with polyethylene pipe insulation and duct tape.

- Reversing Ceiling Fans to aid room temperature.

- Servicing the Water Heater to remove any sediment in the apartment in good condition.

- Checking for Water Damage to avoid molds and to keep the rental home safe and dry.

- Rodent Infiltration Prevention. Implementing inspection to make sure that entry points are tightly fastened.
